MEET YOUR COMOX VALLEY REALTOR®

A home can shape your daily life, your finances, and your plans for the future. Whether you’re buying your first place, looking for more room, or preparing to sell, you want to know you’re making the right move.
But real estate can feel overwhelming when every decision seems to lead to three more questions. You deserve clear advice and a plan built around what matters to you- That's where I come in.

HEY, I'M

JOHNNY SUGRUE.

(SHU•GROO)

First and foremost, I'm a husband, a dad, and someone who genuinely enjoys helping people.

I've called the Comox Valley home for over a decade, and over that time, I've come to appreciate just how special this community really is. From raising a family to coaching youth lacrosse, some of my most meaningful experiences have come from the people I've met and the relationships I've built along the way.

My professional background is a bit of a mix. I've worked in marketing, web design, youth work, and personal development coaching, each of which has shaped the way I approach real estate today. I enjoy creative problem-solving, developing thoughtful strategies, and helping people make sense of decisions that can sometimes feel overwhelming.

I've also always believed in challenging myself. Over the years, that's meant everything from qualifying for the Spartan Race 20km Obstacle Course World Championships to taking on ultramarathons like the Canadian Death Race 100-miler and Sinister 7 50-miler (among many others). Those experiences taught me plenty about preparation, perseverance, and knowing when to ask for help.

But these days, the challenges I'm most passionate about are a little closer to home: being an active husband and dad, giving back to my community, and building a real estate business centred on genuinely taking care of people.

I believe people deserve more than someone who can help them buy or sell a house. They deserve someone who listens, cares about their goals, and takes the responsibility of guiding them seriously.

That's the kind of REALTOR® I'm working to be, and the kind of experience I want every client to have. Because at the end of the day, it's not just about real estate. It's about helping people move forward with confidence.

Before real estate, I spent a decade in organizational leadership roles. I’ve worked in marketing to help local family businesses grow, give structure and form to client goals, strengthen nonprofits, and improve donation campaigns for organizations including United Way.

I’m also certified in personal coaching. That training has shaped the way I listen, ask questions, and help people get clear on what matters most to them. In real estate, it means we start with your goals before building a plan. When the choices feel complicated, I’ll help you sort through your options and make a decision you can feel confident about.

If you’re buying, we’ll look beyond the listing photos and focus on what you need from both a home and a community. If you’re selling, we’ll think carefully about how to present your property, reach potential buyers, and make informed decisions as offers come in.

Buying or selling a home comes with a lot of moving parts. My job is to help you make sense of them, stay organized, and feel comfortable with the decisions you’re making.

I’ll take time to understand you
Before we talk strategy, I want to hear what you’re hoping for, what’s worrying you, and what a good outcome looks like for you.

Straight answers
I’ll explain things clearly, talk through the trade-offs, and tell you when we need to bring in someone with the right expertise. You should feel comfortable asking questions at any point.

Negotiation with a plan
We’ll talk about what matters most, where you have flexibility, and where you want to hold firm. Price matters, but so do timing, conditions, and the details that make the move work for you.

Keeping subject removal organized
There can be a lot to gather and review before subjects come off. I’ll help keep track of documents, inspections, financing, and deadlines so we know what’s outstanding and what needs your attention.

Staying in touch through possession
Once an offer is accepted, I’ll keep you updated on what happens next and help coordinate the details through completion and possession day.

Checking in afterward
I’ll follow up to see how you’re settling in. If something comes up after your move, you can still reach out.

Room to make your own decision
I’ll give you my honest perspective and help you work through your options. You set the pace, and we’ll move forward when you’re ready.

I want people who work with me to feel heard, respected, and comfortable asking whatever’s on their mind.

For me, that starts with treating others the way I would want to be treated: with honesty, patience, and respect. It means being honest even when the conversation is difficult, following through on what I say I’ll do, and being willing to say, “I don’t know, but I’ll help you find out.”

When you trust me to represent you, I take that seriously. I’ll speak up if I see a concern, give you room to make your own decisions, and put your interests ahead of making a sale.

This is my community, too. How I treat people matters to me long after a transaction is finished. I want you to look back and feel that I listened, cared, and did right by you.

When I chose a brokerage, I looked for a place where I could keep learning and have people to turn to when questions came up. Real estate involves important decisions, and I want to bring my clients well-informed guidance at every step.

That’s what drew me to REMAX Ocean Pacific. Its focus on education, and the support available through the brokerage give me opportunities to constantly sharpen my skills, ask questions, and draw on the experience of other professionals. I chose that environment because the better supported I am, the better I can support you.

Anyone can find listings and market information online. The harder part is knowing what that information means for your move.

A REALTOR® helps you look beyond the asking price or the listing photos. If you’re buying, I can help you compare properties, understand the steps and timelines, and ask the right questions before you make an offer. If you’re selling, I can help you prepare and price your home, market it, and evaluate offers in light of your goals.

Throughout the process, you have someone to coordinate the details, explain your options, and advocate for your interests. You remain in charge of every decision. My job is to help you make those decisions with a clearer picture of what comes next.

When I represent you as a client, I have legal duties that help protect your interests. BC’s Disclosure of Representation in Trading Services highlights four of them:

Loyalty
I must act in your best interests. Your goals guide the advice I give, even when the best decision for you is to wait or walk away.

Full disclosure
I must tell you what I know that could influence your decisions in a transaction. You should have the relevant information before deciding how to proceed.

Avoiding conflicts of interest
I must avoid situations that could interfere with my duty to act in your best interests. If a conflict arises, I must address it and disclose it as required.

Confidentiality
I must protect your private information, including your reasons for moving, your budget or minimum price, and the terms you would prefer. This duty continues after our working relationship ends, subject to legal requirements.

These duties give you more than help with listings and paperwork. They mean you have someone accountable to you as you make important decisions about your next move.
Real estate is personal. Your plan should be too.
Maybe you already know exactly what you’re looking for. Maybe you’re only beginning to wonder whether a move makes sense. Either way, you don’t need to have it all figured out before we talk. My job is to help you understand your options and make decisions you can feel confident about. Your next chapter is yours to shape. I’d be glad to help you get there- step by step.
